Responsibilities

The Marketing Specialist, Community Marketing, is responsible for supporting the creation, implementation, and measurement of portfolio-wide and regional marketing programs and events.  She/he will focus on initiatives that drive traffic, leases, retention, and customer engagement at new developments, redevelopments, acquisitions, and other assets.   This includes independent contribution and judgement, working with and managing agencies, campaign marketing, generating, applying and sharing market research, and cross-functional collaboration.

Essential job functions include the following:

  • Review weekly traffic, exposure, and occupancy reports to help proactively drive community performance
  • Reach out to CMs/ RPMs in collaboration with supporting struggling communities
  • Help track KPIs
  • Ensure marketing tactics are optimized and incremental marketing support is added as appropriate
  • Assist MM with daily project execution required for New Developments, Redevelopments, Stabilized Assets, and Acquisitions/Dispositions 
  • Take lead on Awards Galas, Company Picnics and San Mateo Corporate Holiday Party including executing vendor contracts, managing all budget expenses, and coordinating all event logistics
  • Execute marketing plan initiatives and help manage associated budgets
  • Participate in property walks with asset management, operations teams, and other stakeholders
  • Manage marketing vendor partners to facilitate property needs
  • Understand Essex business objectives, KPIs and buyer decision drivers to maximize ROMI
  • As part of a team, design and execute SEM and digital advertising campaigns that drives qualified leads to our website
  • Support research initiatives and data-driven marketing recommendations
  • Oversee support tactics for Craigslist Initiative, training roll outs and materials, and all team communication
  • Support asset positioning, naming, and messaging goals
  • Execute deliverables for acquisition marketing needs; i.e. photos, collateral, signage, website set up
  • Manage the disposition process by providing the purchaser with Essex related materials as necessary
  • Support MM to ensure lease-up targets are met on time and on budget
  • Oversee onsite communication, collateral and signage (brochures, flyers, wall graphics, banners etc.)
  • Manage signage needs by contracting vendors and ensuring direct communication with CMS and Communities to ensure the installation is completed within the Essex Signage standards
  • Support department goals and initiatives
  • Help maintain Essex’s brand standards and ensure compliance
  • Other duties and special projects as assigned

Qualifications

  • Bachelor’s Degree required with an emphasis in Marketing or Business preferred.
  • 2+ years of marketing experience in service related industry. Multi-family experience preferred.
  • Expertise in Microsoft Office Suite
  • Strong attention to detail
  • Strong presentation, written and verbal communications skills
  • Team player and collaborator, with a belief in the importance of transparency and communication
  • Strong can-do attitude. Ability to pivot as needed
  • A commitment to exceptional customer service
  • Proven ability to manage multiple projects and work well under time constraints

Job Requirements

A valid driver’s license and current automobile insurance is required.
